Step 1.  Get Pre-Qualified by a Mortgage Lender, this step will need to be accomplished before we will accept the offer contract.

Step 2. Use the Make an Offer Contract link to print the contract form.  An offer is not official until written and signed utilizing the "One to Four Family Residential Contract (Resale) form # TREC No. 20-7.

Step 3.  Contact us and make arrangements to deliver the contract or fax it.  Once we review the offer and accept it, we will execute the contract by signing it and return an original signed copy to you.

Step 4.  Have an Appraisal (usually about $350.00 sellers expense) and Inspection (usually about $200 - $350 depending on the size of the house buyers expense) completed on the property to determine the Comparable Property values and to list items that might be in need of repair.

Step 5.  After the Inspection and appraisal are completed and all items are agreed to, we will set a closing date at a local Title company.  Title Insurance will be purchased and issued against the property.

Step 6.  Show up for closing, funds verified in your bank account for closing costs.  Your lender will prepare a "Good Faith Estimate" for you indicating how much you'll need for closing.  Your lender will work with you to assist you with knowing how much you have to bring to close on the loan and purchase of the home.
